01 — The Home

Good bones, tired finishes

Built in 1994, this two-story home on Hampton Drive had everything a family looks for on paper: over 3,500 square feet, five bedrooms, a flexible downstairs room that could work as an office or study, and a layout that had held up structurally for three decades. The foundation, framing, and floor plan were solid — there was no reason to gut and rebuild.

What hadn't held up were the finishes. Original cabinetry, dated fixtures, worn flooring, aging windows, and a color and lighting palette straight out of the 1990s made a fundamentally good house feel far older than its structure actually was. The owner didn't need a different home. They needed this one brought up to today's standard.

02 — The Challenge

A scope that changed once we looked closer

SBG's process starts with a full in-house inspection before a single finish is selected — not just the rooms the client called about. On this project, that inspection turned up a problem the owner hadn't budgeted for: the pool needed renovation of its own, and deferring it wasn't really an option.

Rather than let that discovery blow up the whole-home budget, our team went back to the plan with the client and made a deliberate trade. One of the three bathrooms was taken off the list for a full gut-and-rebuild and instead received a cosmetic refresh — new paint, updated fixtures, and new mirrors — while the kitchen, primary bath, full window replacement, and the rest of the home's finishes moved forward as planned.

THE TRADE-OFF

Full renovation on two of three bathrooms, kitchen, flooring, paint, lighting, fixtures, and a complete window replacement throughout the home — with one bathroom scoped down to a cosmetic update so the pool renovation could be funded within the same overall budget. This is the kind of call a design-build team can make mid-project because estimating, trades, and scheduling all sit under one roof.

03 — The Approach

One team, start to walkthrough

The whole-home renovation was handled by SBG's in-house crews rather than a rotating cast of subcontractors — the same team that scoped the project stayed on it through selections, demo, and finish-out. That continuity is what made the mid-project pivot on the bathroom scope possible without a change-order fight or a stalled schedule.

Kitchen, bathrooms, flooring, paint, trim, lighting, and every window in the home were brought forward together, so the finish palette reads as one decision rather than a series of separate projects stitched together over time. The result looks like a home that was built this way, not one that was patched room by room.
